Chiquita Street was a historically recognized 1931 Spanish Revival residence in Studio City. The project retained the home’s architectural character while undertaking a comprehensive renovation and modernization, culminating in a finished property presented to market with its original details, mature grounds and indoor-outdoor character intact.

Allott Avenue involved extensive structural, architectural and finish work across the residence and site. The project reflects Hyperion 1’s owner-builder approach: understanding the building as a complete system, solving difficult construction problems directly, and carrying the work through to a cohesive finished property.

An owner-builder perspective.

Hyperion 1 is a privately held Los Angeles real estate development company with a history of building, remodeling and repositioning residential properties.

Rather than operating as a general contractor for the public, Hyperion 1 has historically focused on properties in which it has an ownership interest, while selectively considering partnerships with property owners and investors on opportunities where its development and construction experience can add meaningful value.

The approach is deliberately hands-on: architecture, structure, building systems, construction execution and long-term property performance are considered together rather than as separate disciplines.
